1. Valuation

Our experienced valuer’s possess the following qualities:

  • An in depth knowledge of your local area

  • An acute understanding of national and international economic conditions and their effects on the local property market at any given time.

2. Choosing Your Estate Agent

The main positive factors to consider when choosing your estate agent are:

  • The quality of the way they market properties (photos, floorplans, information)
  • The quality of their website
  • Their physical presence in your area (office location, boards etc.)
  • The marketing reach and variation utilised by the agency
  • The knowledge and confidence displayed by negotiators during the viewing process
  • Regular verbal and written updates during the viewing process
  • The ability of the negotiators to negotiate the best price for your property
  • The ability to financially qualify an offer when it is made
  • Regular verbal and written updates during the conveyancing process

The first 4 points are quite easy to measure by analysing an agent’s online presence and marketing material. The next 5 points are not as easy to measure until after you have made your choice – and by then it may be too late. 3. Preparing your property for sale

As mentioned in point 1, we will give you several tips specific to your property that we believe will help you to prepare your property to be marketed in its best possible light. You can find out more about these money and time saving tips in our free ‘sellers top tips’ guide.

4. Instructing your solicitor

We can recommend a number of good quality and good value for money solicitors who share our principles of an honest and transparent service delivered with the greatest efficiency.

5. Marketing your Property

Our detailed property particulars will consist of high quality professional photos, a floorplan, a positive description text highlighting the many selling points of your property and important service charge, lease, utility charges and local area information. This will be showcased on our informative and well marketed website as well as several internet portals and it will also be sent via email, text and many social media channels to purchasers registered on our database and a wider relevant audience worldwide.

6. Viewing Process

As mentioned in point 2, the ability of the negotiators to showcase your property in its best light during a viewing is crucial to helping you achieve the best possible price. We train our negotiators to highlight positive selling points whilst confidently fielding tricky questions and reassuring potential purchasers on the merits of purchasing your property.

This starts with them first visiting your property and getting to know it in detail. They will then be able to sell your property in all its detail to prospective purchasers from a position of knowledge.

We do not employ hard sell tactics. Instead we prefer to market the best points of your property in a relaxed environment and ultimately give the purchaser enough space to breathe so they do not feel pressured into making a decision.

All viewings are accompanied by one of our negotiators and we offer full flexibility in viewing arrangements. We will also advise you from the outset on the best marketing strategy and viewing times and days for your property to fully maximise interest.

7. Offer & Sale Agreed Process

All offers received will be forwarded to you in writing within 24 hours of receipt. We will also vet the financial position, the chain position and the preferred timescale of the proposed purchaser to ascertain if they are in a position to financially proceed with the purchase and whether their timescales align with yours – this information will also be relayed to you to help you make a fully informed decision.

Once a sale is agreed, we will obtain relevant ID documentation from the purchaser and confirmation they have funds and/or a mortgage in place (in writing). We will also obtain their solicitors details and then email and post the sales memorandums to both solicitors promptly.

8. Survey Process

All purchasers buying with a mortgage will require a survey to be carried out on the property on behalf of the lender. Cash buyers do not legally require a survey but most instruct one anyway for peace of mind.

We have systems in place to ensure the purchasers arrange a survey quickly whilst your property is still being advertised. This helps you to avoid losing out on valuable viewing time if they prove to be unable to proceed.

Once a survey is booked we duly inform both parties, book it into our diary and then inform you of the results as and when the purchaser has received the report.

9. Conveyancing Process

We will assign one member of our team to deal with the progressing of the sale. This person will liaise with the solicitors at least twice a week and update you on the latest position of the process both verbally and in writing. In the event of their holiday or sickness, you will still be able to obtain updates from another member of staff (who will be fully up to date with the latest position via the diary system).

10. Exchange of Contracts

Once the purchaser’s solicitor is satisfied with all replies to queries and they have received all searches and a valid mortgage offer (if applicable) they will then report to their client and request a 10% deposit of the purchase amount to be paid by their client into their account.

The solicitors will then proceed to exchange contracts (this is the point where 10% is paid across to your solicitor and the sale becomes legally binding on both sides). We will update both parties as soon as this exchange takes place.

We will also remind you at this stage of your legal obligation on the day of completion to fully vacate the property, remove all furniture and rubbish and bring us at least one set of keys ideally before 1 pm on the day of completion.

11. Completion of Sale

As mentioned in the previous point, you must have vacated the property and removed all your personal belongings and rubbish and give us at least one set of keys - early on this day.

As soon as your solicitor has received the balance monies of the sale amount in cleared funds in their account, they will inform you and us. We will then call the purchaser and inform them that they can come in and collect the keys to their property.

Congratulations, you will have successfully sold your property at this stage and we would hope you would be fully satisfied with the service that we have provided during this process.
