1. Arranging your mortgage

We work with several market leading mortgage brokerage companies and they have access to the whole mortgage market. 2. Register your Search Criteria

You can do this by simply popping into our office or calling us on 0207 275 8000 for a detailed chat about your requirements or by emailing us at: or completing our registration form. We will do everything in our power to find you your ideal property.

3. Viewing Process

You will be informed via text, email and a phone call as soon a property close to your search criteria comes onto the market. We urge you to move quickly to arrange a viewing in the highly competitive London market. During the viewing we will be on hand to provide informative answers to your queries.

We are open long hours during the week to give you several options to view a property. Our viewing hours are: 8.30am to 7.30pm Monday to Thursday / 8.30am to 6.30pm on Friday / 8.30am to 5.30pm on Saturday.

4. Making an Offer

Once you have found a property you would like to purchase, we will ask you to put your offer in writing to us along with details of your financial position, chain position and preferred timescale. We will then relay this offer verbally and in writing to the vendor on the same day if possible or within 24 hours.

5. Offer Accepted

Once the vendor has accepted your offer, we will confirm this in writing to you and we will also ask you to provide us with ID and proof of address paperwork as well as your mortgage brokers and solicitors contact details. If you have not yet instructed a solicitor, we can recommend a firm to you from the panel of vetted solicitors we work with regularly. Once both parties have confirmed their solicitors details we will send both solicitors a memorandum of sale asking them to liaise with each other on behalf of their clients.

6. Survey Process

We usually agree for the purchaser to have a few weeks to arrange the booking of their mortgage survey (subject to the vendor’s agreement to this process). During this period the property is exclusively off the market (still advertised online but no viewings take place). If this agreed period passes and a survey has not yet been arranged, the vendor reserves the right to remarket the property.

We feel this is a fair compromise between both parties as it gives reassurance to the purchaser that they will not be gazumped and also gives reassurance to the vendor that they will not lose valuable viewing time if it later transpires that the purchaser cannot financially proceed. We thus always recommend that you inform the urgency of the survey being booked to your mortgage broker.

Once the survey is booked the property is taken off the market indefinitely and we will inform both parties and we ask you to inform us as soon as you have received the survey report.

7. Conveyancing Process

During this process, a member of our team will deal with the progressing of the sale. They will liaise with both parties solicitors at least twice a week and update you on the latest position of the process both verbally and in writing. In the event of their holiday or sickness, you will still receive updates from another member of staff (who will be fully up to date with the latest position via the diary system).

8. Exchange of Contracts

Once your solicitor is satisfied with all replies to queries and they have received all searches and a valid mortgage offer (if applicable) they will report to you and request a 10% deposit of the purchase amount to be paid by you into their account.

The solicitors will then proceed to exchange contracts and the sale becomes legally binding on both sides. We will update both parties as soon as exchange takes place. We will also inform you at this stage on the process that occurs on the day of completion.

9. Completion of Purchase

On this day, the vendor will have vacated the property and removed his belongings and rubbish and dropped off a set of keys to us – early on in the day.

As soon as your solicitor has sent the balance monies in cleared funds to the vendor’s solicitor and they have confirmed receipt in full to us, we will inform you that you can come in and collect the keys for your new property. Please note that we cannot legally release the keys to you until the vendor’s solicitor has confirmed receipt of full cleared monies.
