Our property management service is tailored for landlords who do not have the time themselves to professionally manage their property, or who are based overseas or simply feel they do not possess the knowledge to manage their property in a professional manner.

Listed below is the summary of the various services we provide depending on which service level you choose to retain us on.

Professional Photography

Our photographer will take professional photos of your property to showcase it in it’s best light.


Comprehensive Marketing

We will market your property online on various channels and to our large database of current tenant clients.


Detailed Referencing Process

We will carry out a 3 point detailed reference check of each tenant immediately after they pay the holding deposit to secure the property.


Tenancy Agreement Drawn Up

We will draw up a bespoke AST to suit your individual requirements as discussed in advance and send it to you for approval before the tenants sign up.


Paperless Administration Process

The AST will be signed electronically and all relevant documents will be sent to you within 2 days of the tenants moving in.


Renegotiate the Tenancy Renewal

3 month’s prior to the end of the tenancy, we will liaise with the tenant on your behalf to negotiate a renewal on the best possible terms and keep you updated. We will then send you copies of the new AST once it is signed.


Inventory & Check In Provided

We will organise for an inventory report to be carried out a day before the move in date by one of our preferred inventory service providers.


Electrical & Gas Safety Inspections Arranged

We will arrange for electrical certification and a gas safety inspection to be carried out (if required).


Smoke and Carbon Monoxide Alarms Arranged

We will arrange for smoke and carbon monoxide alarms to be installed (where necessary).


Energy Performance Certificate Arranged

We will organise for an EPC to be carried out (if required).


Deposit Registration

Within 14 days of the tenants moving in, we will forward their security deposit to a relevant deposit protection service and thus formally protect it on your behalf. You and the tenants will receive relevant written confirmation of this via email for your records.


Pursue & Advise on Rent Arrears

If the rent is not received on the due date, we will pursue the tenants for the arrears on your behalf. We will also advise you on the best course of action regarding taking legal action if required.


Rental Guarantee Arranged

We can arrange landlords rent guarantee insurance with optional legal protection at your request.


Notification of Utility Providers Arranged

We will inform the relevant gas, electricity, water and council tax departments of the new tenant’s details, their move in date and the meter readings on this date.


Property Information Sheet Arranged

We will give the tenants an information sheet outlining the utility company and council tax details along with meter readings. It will also outline any important points, location of user manuals and contain our full contact details for management call outs.


Professional Cleaning Arranged

We will arrange for your property to be cleaned leading up to the tenancy commencing and after the tenancy has ended (if required).


Key Holding Service

Whilst managing your property, we will require a full set of keys, including access codes and fobs, for contractors to gain access to the property.


Repairs & Maintenance Arranged

We will deal with all tenants repair requests by obtaining tradesman quotes, relaying them to you, obtaining your consent and the monies from you and then instructing the work. Copies of all paperwork will be sent to you.


24 Hour Emergency Service Available

In the event of a very urgent matter, the tenants will have an emergency number to call so we can instruct the urgent work immediately


Property Inspections Included

Every 4 months, we will carry out a property inspection. This involves taking detailed notes of general condition of appliances and furniture and the level of cleanliness. We will also take digital photos. This will be compiled into a report and sent to you for your records.


Mid tenancy single tenant changeovers

In the event a tenant wishes to vacate early and find a replacement co-tenant, we will administer the process and carry out the relevant reference checks on the new tenant prior to moving them in.


Dealing with major breaches of the tenancy

In the very rare event that a tenant may breach a major term or obligation of their tenancy we will investigate the matter on your behalf and act with diplomacy to resolve the issue favourably as soon as possible.


Relevant Notices Served

On your behalf, we will formally issue the tenants with relevant notice to vacate at least 2 months prior to the end of their tenancy term. You will also be sent a copy of this notice.


Notifying Utility companies of tenants vacating

We will ensure the tenants have closed off all their utility accounts with the correct meter readings and paid their final bills.


Management of Check Out Process

On the day the tenants vacate, we will arrange for the inventory company to carry out a check out report. We will also collect all relevant sets of keys from the tenants.


Deposit Returning Service

We will promptly return the deposit to the tenants if there was no significant damage to the property, no rental arrears and they have paid all their bills. If they have not fulfilled some or any of these obligations we will advise you on the fair amount we believe should be deducted and we will act on your behalf accordingly.
